Rent Check self-contained accommodations

With this Rent Check, you can calculate the maximum basic rent for a self-contained accommodation. A residence is self-contained if it has its own entrance door and its own kitchen, toilet and bathroom or other washing facilities.

What do you need to fill in the Rent Check?

  • The accommodation’s WOZ value. You can request this at WOZwaardeloket.nl*.
  • The energy label for the accommodation. You can request this at EP-online.nl.
  • The surface area of all the rooms in the accommodation, including the bathroom and kitchen. And the length of the kitchen counter.
  • The surface area of outdoor spaces such as the balcony, garden or terrace, bicycle shed or other storage space, or garage.

*Has the accommodation’s WOZ value not yet been determined? You can also use a valuation report drawn up by a registry appraiser.

Good to know

  1. The Rent Check is based on the housing valuation system. Nevertheless, the result may differ slightly from reality, for example due to a measurement error or because a question was understood differently from how it was intended. Therefore, when assessing the rent, the Rent Tribunal always starts from a new points score, which is set by the Rent Tribunal.
     
  2. From 1 Januari 2025 it is mandatory for landlords to attach a proof of scoring of the accommodation to a new rental contract. 

The Rent Check

The Rent Check allows you to calculate the maximum rent at this point in time (as of 1 July 2024).

What can you do with the result of the new Rent Check? This will depend on how many points the accommodation is awarded, among other things. On the result page you will find an overview of the possible outcomes.

The previous Rent Check

The previous Rent Check allows you to calculate what the maximum rent was in a period prior to 1 July 2024. Only use this Rent Check if you want to know:

  • the correct starting rent for a rental contract that entered into force less than 6 months ago, but before 1 July 2024;
  • the correct starting rent for a temporary contract that entered into force before 1 July 2024;
  • the maximum rent for a proposed rent increase where the proposed effective date was before 1 July 2024.
